1. Introduction

These General Terms and Conditions govern the use of accommodation and services provided by Esfera Salgada, Lda., operating under the brand "A Villa by the Sea," located at Rua do Castelo, nº 1, 9680-143 Vila Franca do Campo, São Miguel, Azores, Portugal. RRAL 2209.

2. Reservations

Reservations can be made through our website, by email at avillabytheseaazores@gmail.com, or through authorized booking platforms. A reservation is confirmed once the guest receives a written confirmation and, where applicable, a deposit has been received.

3. Check-in & Check-out

• Check-in: from 15:00
• Check-out: until 11:00

Early check-in or late check-out may be available upon request and subject to availability. Please contact us in advance.

4. Cancellation Policy

Cancellations made up to 14 days before the arrival date will receive a full refund. Cancellations made between 14 and 7 days before arrival will be charged 50% of the total stay. Cancellations made less than 7 days before arrival or no-shows will be charged the full amount.

5. Prices & Payment

All prices are quoted in Euros (€) and include applicable taxes. Payment methods accepted include bank transfer and major credit cards. The full balance is due upon check-in unless otherwise agreed.

6. Guest Responsibilities

Guests are expected to treat the property, furnishings, and surroundings with care and respect. Any damage caused during the stay will be the guest's responsibility. Smoking is not permitted indoors. Pets are not allowed.

7. Liability

Esfera Salgada, Lda. shall not be held liable for loss, theft, or damage to personal belongings during your stay. We recommend guests secure their valuables at all times.

8. Governing Law

These terms are governed by the laws of Portugal. Any disputes arising from these terms shall be subject to the jurisdiction of the courts of Ponta Delgada, Azores.
